Helping protect stadium assets through independent technical expertise.

Modern stadiums are among the most complex public assets in operation today. From structural steel and exposed architectural features to passive fire protection systems, hospitality areas, car parks, roofs, and external infrastructure, stadium owners face growing pressure to maintain safety, compliance, appearance, and operational performance while controlling costs.

Safinah provides independent coating consultancy, technical governance, inspection, and asset integrity services that help stadium stakeholders make informed decisions, reduce risk, and protect long-term asset value.

Whether supporting a new-build stadium development, major refurbishment programme, maintenance project, or compliance review, our specialists deliver practical technical guidance backed by decades of coating and asset protection expertise.

The challenges facing stadium owners and operators

Stadium infrastructure is exposed to a unique combination of challenges:

  • Ageing structural steelwork
  • Corrosion and coating degradation
  • Fire protection compliance requirements
  • Water ingress and weather exposure
  • Operational disruption risks
  • Budget constraints and lifecycle cost pressures
  • Documentation requirements
  • Contractor quality assurance and performance verification

Without proper technical oversight, maintenance programmes can become reactive, costly, and difficult to justify to stakeholders. Safinah helps stadium organisations move from reactive maintenance to strategic asset protection.

Our Services - Stadium Newbuild and Refurbishment

Coating Condition Surveys

Independent assessment of:

  • Structural steel coatings
  • Exposed steelwork
  • Roof structures
  • Architectural features
  • Hospitality facilities
  • External infrastructure
  • Car parks and access structures

Our surveys provide a clear understanding of coating condition, deterioration mechanisms, risk areas, and maintenance priorities.

Intumescent Passive Fire Protection Coating Consultancy

Passive Fire Protection (PFP) systems play a critical role in protecting occupants and maintaining compliance.

Safinah provides:
  • Intumescent coating assessments
  • Existing fire protection system evaluations
  • Dry film thickness verification
  • Coating compatibility reviews
  • Refurbishment strategies
  • Maintenance planning
  • Compliance documentation reviews

Our experts help stakeholders understand whether existing systems can be maintained, repaired, upgraded, or replaced.

Refurbishment and Lifecycle Planning

Large stadium assets often contain coating systems that have been in service for decades.

We help stakeholders answer key questions:
  • Can existing coatings remain in service?
  • What level of preparation is required?
  • Is refurbishment viable?
  • What are the risks of overcoating?
  • What are the cost implications of replacement?

Using our proven Reuse, Repair, Refurbish or Replace (4Rs) framework, we help develop practical and cost-effective maintenance strategies.

Specification Review and Development

Poor specification decisions can create long-term maintenance liabilities.

Safinah supports:

  • New-build stadium projects
  • Refurbishment projects
  • Structural steel packages
  • Intumescent fire protection systems
  • Contractor procurement activities

Our independent reviews help ensure coating systems are technically appropriate, commercially justified, and aligned with operational requirements.

Technical Quality Assurance

During construction and refurbishment projects, Safinah provides independent oversight to verify quality and compliance.

Services include:
  • Surface preparation inspections
  • Application monitoring
  • Coating inspections
  • DFT verification
  • Adhesion testing
  • Defect identification
  • Contractor quality audits

This helps reduce project risk and provides confidence that specified systems are applied correctly.

Asset Integrity and Maintenance Planning

Safinah helps owners develop long-term maintenance programmes based on technical evidence rather than assumptions.

Deliverables may include:

  • Risk-based maintenance strategies
  • Asset condition rankings
  • Budget forecasting
  • Lifecycle cost analysis
  • Capital planning support
  • Maintenance prioritisation frameworks

Technical Evidence and Dispute Support

When technical disagreements arise, independent evidence becomes critical.

Safinah provides:
  • Failure investigations
  • Technical reviews
  • Expert reporting
  • Insurance support
  • Contractor dispute assistance
  • Technical due diligence

Our independent position helps stakeholders establish clear technical facts and support informed decision-making.
